The team deals with all aspects connected with the sale, purchase and management of residential investment property as well as some more complicated issues relating to domestic conveyancing.
• We act in the sale and purchase of large residential investment portfolios as well as the acquisition and disposal of single units. The nature of the investment properties that we buy and sell mean that we are experts in the field of residential tenancies – the majority of properties purchased are subject to existing tenancies.
• We also have strong expertise in the complex areas of leasehold enfranchisement, right to manage, lease extensions and tenants rights of pre emption.
• Our larger investor clients are also heavily involved in equity release and life tenancies and we advise purchasers/investors in this area.
• Investment properties have to be managed and this leads to us being instructed in connection with a wide range of management issues ranging from Licences to Alter, Deeds of Variation and lease interpretation.
• The majority of our domestic conveyancing is carried out for high net worth clients who are long standing clients of the firm. Owing to our team’s high level of expertise we tend only to deal with domestic conveyancing which involves complex issues. We also act for a few of the smaller scale developer clients.
• A custom built case management system is used when dealing with investment sales. Not only has this achieved standardisation of documentation throughout the team but it has also assisted in enabling us to increase the volume of cases being handled by the team and increase the speed of the sale process.
• We work in conjunction with all other departments in the firm. For example,our work with property investment companies brings us into contact with our company and commercial department. We advise on all residential property aspects of company buy outs and corporate restructuring.
